The development strategy rests on three pillars:
1. Land Transfer 
Selling state-owned land parcels to generate funds for the project’s public-realm improvements.
2. Public Benefit 
Reinvesting proceeds to deliver high-value amenities at minimal cost to the state, including a new pedestrian link to the MCG, a replacement station roof, upgraded station entries, and the potential creation of a retail laneway.
3. Strategic Height Uplift 
Allowing towers to exceed existing zoning limits—aligned with the Premier’s housing statement—in return for developer contributions, yielding around 500 new homes.
Together, these strategies balance residential growth, urban design excellence, and enhanced public infrastructure to create a new Sports Gateway for Melbourne.

The development for Cbus Property will reinvigorate the Hoddle Grid by replacing various existing buildings with a 55-storey office tower comprising approximately 60,000sqm of premium commercial space across 48 levels, along with 1,300sqm of retail space in a multi-level ground plane that integrates the building into the surrounding network of streets and lanes.
The design considers embodied and operational carbon through all elements of the design, from materials and construction systems to form, sunshading and solar response. The tower employs Australia’s first solar skin façade, generating over 20% of the building’s energy requirements while protecting the interior from the sun through innovative bifacial solar ’leaves’ that are a tangible demonstration of the building’s response to climate. At the lower levels, the biophilic response takes the form of an evolving series of masonry sunshades that provide a contemporary connection to the heritage streetscapes, and a human scaled texture that creates a warm and inviting experience at street level.

An industry-defining sky garden will bring the building’s vertical community together, while supporting diverse business needs and staff wellbeing.
Creating a people-friendly environment with sustainable design qualities, 435 Bourke Street will enliven the commercial precinct and deliver significant health and wellbeing benefits for the building users, the local community and visitors.

<h3>437 St Kilda Road is a timeless and enduring addition to one of Melbourne’s most prominent boulevards. Initially designed for GLG and subsequently developed with Cbus Property, it offers 77 generous, energy-efficient residences with extensive luxury amenities in a prime location.</h3>
&nbsp;
The project benefits from a unique corner site on Fawkner Park, close to the new Anzac Metro Station and the cultural and lifestyle hubs of the CBD, Toorak Road, South Yarra and Albert Park. Its extensive northern frontage along Slater Street allows access to natural daylight and immersive views of Melbourne’s grand boulevard, city skyline and its finest parks and gardens.

The massing is informed by setback and vista controls, as well as perceived scale from the street and park. The architecture draws inspiration from local iconic Art Deco buildings. It embraces Streamline Moderne principles, characterised by strong horizontal lines, softened corners and balanced proportions. The result is a built form that respects the neighbourhood’s heritage and blends seamlessly with its contemporary context.
On the façade, expansive glazing wraps around corners and extends onto balconies, while profiled masonry spandrels offer shade and accentuate the building’s streamlined allure.
At ground level, significant landscaping creates a verdant garden along St Kilda Road. The lobby welcomes residents and visitors with abundant natural light and views of the garden extending to sumptuously appointed resident amenities.

Inside, the building has a unique mix of 2- and 3-bedroom apartments, along with whole-floor residences on the upper levels. The interior design references its context, where Art Deco and Streamline Moderne design principles are interpreted in a contemporary, enduring manner.
Curved polished plaster walls, coffered ceilings and sculptural furniture defines the spaces, with a soft tonal palette enhancing the verdant outlook. Softly curved joinery compliments the softened corners and strong horizontal lines of the building.  This form-making is extended to the design of custom tapware and cabinetry handles.  The restrained tonal palette is elevated with custom-designed parquetry flooring and the movement and character of natural stone joinery.

<h3>Park Modern occupies a rare island site at 11–23 Dorcas Street, offering panoramic views across Melbourne’s Botanic Gardens, Shrine of Remembrance, Albert Park, Port Phillip Bay and the city skyline. Designed for Time &amp; Place, and positioned to connect with the Domain precinct, it establishes a refined, village-style address that celebrates its parkland and civic context.</h3>

Two towers are sculpted to optimise natural light, ventilation and privacy. A subtle shift in orientation gives each tower a distinct identity, with three sides forming a soft, curving shell and the fourth expressed as the primary façade. Floor-to-ceiling glazing frames long, diagonal view lines across the gardens, Shrine and city, ensuring landmark vistas remain accessible. The sculpted metal façades reinterpret St Kilda Road’s mid-century modern heritage, softening the towers’ profile and integrating them seamlessly with their historic and urban surroundings.

At street level, a textured podium of masonry blades and layered planting grounds the project, echoing the character of the neighbouring heritage church. The podium accommodates the lobby, retail, dining and shared amenities, creating a welcoming interface for residents and the broader community.
Across 243 residences; from one and two-bedroom apartments to expansive penthouses, the interiors are designed to enhance comfort, privacy, and connection to place, celebrating Melbourne’s tradition of refined, parkside living. A central garden bridge links the towers, extending the park experience and reinforcing a sense of calm, 
elevated community.

<h3>Located at the northern end of renowned Chapel Street, near the Yarra River, 671 Chapel Street comprises 130 premium residences. The site enjoys uninterrupted views of the river and city, and excellent local amenity and connectivity.</h3>

The podium and ground plane are activated by a significant community offering in the form of a flexible education space. This is managed exclusively by Melbourne High School which shares a boundary. The project draws its architectural inspiration from the adjacent heritage-listed school campus and creates a harmonious backdrop to Melbourne High’s 1920s building.

The two slender towers adopt a refined, sculptural form with a masonry expression that engages respectfully with the school’s historic character. Horizontal and vertical articulation introduces a clear three-storey order, reinforcing the towers’ elegant proportions.
In the podium levels, additional solidity and texture is introduced in sculpted piers. This combines with filigree bronze aluminium details to provide a human scale to the street and a welcome sense of belonging for residents. Beyond the community space, other podium uses include retail, commercial and residential amenities.
At ground level, 671 Chapel Street seeks to enhance connectivity and amenity through a new landscaped pedestrian link, unifying the Chapel Street and Melbourne High School precincts.

<h3>The site’s extended frontage provides the address with a robust masonry response related in scale, proportion and materiality to the neighbouring The Herald and Weekly Times building and the Hotel Lindrum.</h3>

The tower form is conceived as a ‘vertical warehouse’ with the building’s frame expressed as a material skin which mediates between the all glass tower of 8 Exhibition Street and the Harry Seidler designed office building at 1 Spring Street. This frame and its solidity allows the sculptural form of the tower to be read from all angles.
The proposed building fronting Flinders Lane references the scale, proportion and materiality of this context. The red brick façade is conceived of as an extension of this warehouse context.

It is anticipated that the primary entry for this project will be via the Flinders Lane building due to its proximity to Parliament Station. As such the ground level entry to the Flinders Lane building is wide and inviting. A direct link to the main lobby on the Flinders Street side of the site is provided via a bridge which spans over Spark Lane. On the western edge of the site a wide stair provides access from Flinders Lane down to Spark Lane.

<h3>The landmark building and flexible workplace represents a significant opportunity to engage with the unique civic culture and rich built heritage of Melbourne’s most celebrated precinct.</h3>

The proposal replaces the existing office building at 60 Collins Street with a 39-level, 65,000sqm building, including 40,000sqm of net lettable area. The Dexus project includes the retention and refurbishment of Melville House at 52 Collins Street, a significant piece of Melbourne’s heritage fabric. The new tower is entirely set back from Melville House to allow it to be appreciated as a standalone building.
Situated on the most renowned corner of Collins Street, the development seeks to extend the public realm and enliven the pulse of the city through its pedestrian-friendly streetscape. A new through-block connection to McGraths Lane establishes a link between Collins and Little Collins streets via a generous and activated lobby. Nearby amenities and premium retail spaces along the laneway and streetscape serve building occupants, guests and the public.

The architectural expression of the podium at pedestrian level continues the rhythm, materiality and scale established by its heritage-listed neighbours. The tower’s high-performance triple glazed curtain wall façade is designed to be both highly transparent and insulative. Multiple void opportunities allow for the creation of vertical villages, while terraces at various levels provide access to fresh air and outdoor space. Internally, connected floorplates and a flexible workplace environment support a high level of interaction amongst teams.
60 Collins Street will be an exemplar of sustainable design. Key measures include a 6 star Green Star rating, 5.5 star NABERS rating, a 20% reduction in embodied carbon and a 30% reduction in energy use when compared with other existing commercial buildings.

<h3>Located in the heart of Cremorne’s design and technology precinct, The Balmain Building raises the standard of the contemporary city-fringe workplace, while strengthening the character of one of Melbourne’s most dynamic neighbourhoods.</h3>
Developed by Skylife and Time &amp; Place, it sits proudly among Cremorne’s heritage fabric, drawing inspiration from the well-proportioned and ordered industrial architecture of the nearby Bryant &amp; May factory.
Deep-set terracotta frames and expansive glazing give the façade a sculptural rhythm, while wintergardens and terraces on each level bring light, air and greenery into the workplace. Outdoor terraces feature operable façades and integrated planter boxes, creating immersive settings for work and relaxation, flexible floorplates are designed for efficiency and connectivity.

A double-height lobby anchors the building, establishing a generous arrival. Amenity spaces extend the workplace experience, offering areas for collaboration, connection and retreat. These include state-of-the-art wellness and end-of-trip facilities, plus curated clubhouse spaces for meetings and team training. A north-facing rooftop terrace opens to panoramic views of the city, providing a setting for communal gatherings.
Targeting 6 Star Green Star, 5.5 Star NABERS Energy and Gold WELL ratings, The Balmain Building reflects a commitment to sustainability, wellbeing and design excellence. Crafted with precision and authenticity, it balances industrial character with contemporary amenity to define a new workplace benchmark for Cremorne.

<h3>An elegant mix of old and new, the five-star hotel represents a new chapter for a beloved heritage building.</h3>

The Hilton Melbourne Little Queen Street hotel is located within the historically important 1931 Equity Chambers building.
The development comprises 244 hotel rooms, including 10 suites; the Luci Restaurant located within the restored grand hall of the heritage building and opening to an internal courtyard; bar; executive club lounge; guest gym; meeting rooms and pre-function space.
Significant additions include six levels over the existing building and a new 16-level tower to the rear.
Mindful of the heritage character of the site, the new building provides a respectful backdrop and is designed with a calm and ordered facade system that reflects the hotel use of the building. The facade facing Bourke Street is more open and takes advantage of the views and natural light, and as the building rises the glazing increases to maximise the impressive vistas.

The Bourke Street entry is accessed via the heritage building where the hotel bar, The Douglas Club is located. As visitors move through the building, the restored heritage lift, stair, lobby, and grand hall is revealed. The hotel lobby is located on Little Queen Street, enabling valuable activation to a high quality, but underutilised Melbourne laneway.
Benefiting from the level changes of the site, the lobby overlooks the grand double-height space of the restaurant. The lobby is also connected to the restaurant below and to the meeting rooms above, visually and physically via a feature staircase.
This project brings a new chapter to a beloved heritage building and makes a notable contribution to the urban renewal and evolving character of this part of Melbourne’s CBD.

The 250-room hotel for Vicinity Centres includes an extensive conference centre and substantial food and beverage facilities, including the elegant Altus rooftop lounge, with views across the Dandenong Ranges, and a signature dining restaurant on the ground floor. Our role included the architecture, interior design concept, planning and detailed design of guest rooms for this new 5-star destination away from Melbourne’s CBD.
The building complements the existing adjacent Bates Smart commercial building – Chadstone Office Tower. Both buildings were designed ‘in the round’ – high rise beacons in a low-rise suburban setting. A visual manifestation of the glamorous Chadstone brand, the gently curving and undulating forms, inspired by the billowing folds of hanging fabric, become free-standing sculptural objects in the landscape.

This architectural nod to luxury fashion is further accentuated by the rich lustre of the bronze tinted glass, which catches the light in different ways during the day and imbues the soft building form with an alluring, changing character, making it feel alive, exuberant and responsive to its environment.
The evocative form of the architecture continues inside, with interior accents complementing the glamour of the exterior. Detailing is drawn from fashion, with soft drapes inspired by flowing cocktail dresses and fixtures referencing metal accessories on handbags, shoes and belts.
Hotel Chadstone is the second five-star hotel in Australia to receive a 5-star Green Star Design and As Built rating.
