A sustainable, climate-friendly building, 435 Bourke Street offers unique collaborative spaces never seen before in Australia.

The development for Cbus Property will reinvigorate the Hoddle Grid by replacing various existing buildings with a 55-storey office tower comprising approximately 60,000sqm of premium commercial space across 48 levels, along with 1,300sqm of retail space in a multi-level ground plane that integrates the building into the surrounding network of streets and lanes.

The design considers embodied and operational carbon through all elements of the design, from materials and construction systems to form, sunshading and solar response. The tower employs Australia’s first solar skin façade, generating over 20% of the building’s energy requirements while protecting the interior from the sun through innovative bifacial solar ’leaves’ that are a tangible demonstration of the building’s response to climate. At the lower levels, the biophilic response takes the form of an evolving series of masonry sunshades that provide a contemporary connection to the heritage streetscapes, and a human scaled texture that creates a warm and inviting experience at street level.
