Newmarket South
Newmarket South is the second stage of Newmarket Randwick’s urban renewal.
The project continues the transformation of a neighbourhood celebrating heritage, landscape and public life. Extending southwards, it stitches together the local neighbourhood through new and extended streets, creating connections to Paine Reserve and Rainbow Street Primary School.
Newmarket South was realised by three architects – Bates Smart, SJB and Neeson Murcutt Neille – working within a shared urban framework to design complementary buildings with distinct identities. New and extended streets provide significant public domain, enabling pedestrian and vehicle access throughout the precinct. Fennelly Street links the neighbourhood to Botany Street and defines the northern edge of Paine Reserve, while Chiltern Street runs parallel to form the primary frontage for terraces by Neeson Murcutt Neille and Bates Smart. The southward extension of Jane Street is lined by SJB’s terraces with rear laneway access. Building heights transition gently across the site, stepping down from the seven storeys of Stage 1 to surrounding low-scale housing.
Young & Fennelly, by Bates Smart, is a courtyard block development comprising two-storey townhouses along the northern frontage and an L-shaped apartment building with a four-storey eastern wing and seven-storey southern wing. Each building has primary street access and secondary access from a central landscaped courtyard. Basement parking is accessed from Chiltern Street.
The apartment building expresses a series of rounded cube-like volumes with recessed balconies that break down scale. Four vertical circulation cores maximise apartments with good solar access and dual aspect for natural cross-ventilation. A communal rooftop terrace atop the eastern wing provides city views, landscaped rooms and a barbecue area.
The townhouses share a cohesive architectural language of brickwork, aluminium and fine metal elements. Courtyard townhouses feature two-storey sunlit volumes with private courtyards; compact townhouses offer generous front gardens and north-facing living areas.
