Sydney's urban beach house

Lyf Bondi Junction

Lyf Bondi Junction reimagines the hotel experience for a new generation of travellers – blending community, flexibility and the feeling of living like a local.

Embedded within Bondi Junction’s retail hub, the building’s dynamic façade engages the street while connecting seamlessly with its neighbourhood.

The architecture is articulated as two volumes: the western volume is raised to create a double-height space at the back of the site, while the eastern volume carves out a rooftop terrace.

At ground level, a café activates the Hollywood Avenue frontage. Inside, the double-height lobby is publicly accessible, housing a bar, lounge, co-working zone and restaurant. A generous landscaped courtyard beyond provides respite from the bustle.

Above this social hub, shared guest amenities include a communal kitchen, conference spaces and a rooftop gym. Landscaped podium and rooftop levels extend amenity with green outdoor spaces.

Typical floors are organised as two linear bars separated by a central core. Circulation zones benefit from abundant daylight. Across nine levels, 197 guest rooms maximise natural ventilation and frame views of Sydney Harbour and nearby beachside neighbourhoods.

Materiality draws on Bondi Junction’s urban fabric and beachside vernacular, combining raw concrete, warm timber, sandstone pavers and profiled terracotta panels. Large bay windows and facetted façades capture the interplay of light and shadow. A feature awning at ground level provides shelter and draws pedestrians into the building’s vibrant frontage.
