Next generation sustainable living

Indi Sydney

Indi Sydney is the first purpose-built build-to-rent tower in the Sydney CBD.

Philip Vivian

Managing Director

The 39-storey residential tower sits above the southern portion of the new Gadigal Metro Station and adds 234 quality, long term rental apartments to the neighbourhood, heralding a new era of living in the city.

On the skyline, Indi Sydney reads as a humane, contemporary and timeless residential tower. It reinterprets midtown Sydney’s heritage grain via its stepped bundle form and vertical masonry.

At ground, the tower’s civic podium reinforces a return to streets for pedestrians, not cars. Its masonry and stepping form respond to the Edinburgh Castle Hotel below. On one side of the hotel, the podium frames the entry to Gadigal Metro Station. On the other, it draws people from the street into a lobby and up to shared amenities on Level 6. There, residents have access to a gym, group fitness rooms, a sun deck, an outdoor landscaped terrace and a pool that’s been cleverly tucked into the tower’s K transfer structure, utilising an otherwise dead space.

Apartments feature 1, 2 or 3 bedrooms and are designed to support high quality small space living. Access to sunlight and the outdoors was prioritised throughout the apartment levels, and clever details, including sheltered balconies, kitchen islands that double as dining tables and ample built-in storage are efficient.

Indi Sydney includes only two parking spaces, marking a return to city life predicated on public transport use. Ample bicycle facilities enable residents to choose active transport options.

The tower itself has been designed to optimise climate responsiveness. As built, it is net zero carbon ready, water self sufficient and in line to achieve a 5 Star Greenstar rating.

Key sustainability design features include:

  • A high performance façade with integrated solar protection and high insultation through reduced glazing areas
  • Onsite energy generation through rooftop PV panels
  • High levels of natural day lighting and maximised natural ventilation
  • Water efficient fixtures
  • Rainwater storage
  • Low VOC materials and lower energy fixtures, appliances and equipment
