Ashmore Estate
The competition-winning design for Ashmore Estate forms part of the wider Erskineville Village masterplan being developed by Coronation Property.
The masterplan is transforming an inner-city industrial site into a vibrant precinct with high-quality, mid-rise housing.
The new community within Blocks F+I includes over 360 build-to-rent apartments, shared community facilities and a local retail centre. Kooka Walk, a 20m-wide pedestrian walkway, is the north-south artery connecting the entire precinct.
The architecture responds to local context. It weaves together interpretations of Country, industrial heritage and established built character. Buildings embrace an urban solidity. Their masonry tones recall colours of the Indigenous landscape. Embossed precast concrete panels offer a potential canvas to tell stories of Country. Masonry shingles recall the site’s history as brickworks, while perforated metal balustrades and screens reference its steelworks past.
Massing is carefully considered to respond to surrounding street wall heights. A stepped building section allows a diversity of housing, ranging from townhouses, studios, 1-,2- and 3-bed apartments and duplexes.
The angled geometry of the architecture is interpreted in finer-scaled details such as balconies and sun shading. Cuts in building forms provide direct views and links to the elevated central courtyard.
Community facilities are clustered in a vertical hub at the southern end of the courtyard. A series of stacked indoor and outdoor amenities include a terrace, kitchen and BBQ area, outdoor cinema and bar, pool, sauna, gym, yoga studio and workspaces. Around the perimeter of the courtyard stair cores are expressed on the exterior, encouraging residents to interact throughout shared spaces.
