11-27 Dorcas St occupies a rare island site off St Kilda Road, offering panoramic views—St Kilda Road, the Shrine of Remembrance and the Botanic Gardens to the east, the city and river to the northwest, and Albert Park and the bay to the southwest.

 

The twin towers, each approximately 30m x 30m, are sculpted to soften the aperture between them, enhancing light penetration and optimising amenity for all residences. The design maximises key views and solar access while maintaining privacy between adjacent towers.

A subtle shift in orientation creates a distinct architectural expression, with three sides forming a soft shell and the fourth acting as the primary façade. Concave primary faces maximize outlook, respect heritage adjacencies and enhance visual separation.

The shell façade draws from St Kilda Road’s mid-century modern heritage, reimagined as a contemporary sculpted ribbon of metal. In contrast, the podium forms a textural plinth of masonry blades interwoven with landscaping, referencing the adjacent heritage church. It grounds the towers into the streetscape, integrating generous ground-floor retail, a welcoming lobby, and shared amenities.
