<h3>437 St Kilda Road is a timeless and enduring addition to one of Melbourne’s most prominent boulevards. Initially designed for GLG and subsequently developed with Cbus Property, it offers 77 generous, energy-efficient residences with extensive luxury amenities in a prime location.</h3>
&nbsp;
The project benefits from a unique corner site on Fawkner Park, close to the new Anzac Metro Station and the cultural and lifestyle hubs of the CBD, Toorak Road, South Yarra and Albert Park. Its extensive northern frontage along Slater Street allows access to natural daylight and immersive views of Melbourne’s grand boulevard, city skyline and its finest parks and gardens.

The massing is informed by setback and vista controls, as well as perceived scale from the street and park. The architecture draws inspiration from local iconic Art Deco buildings. It embraces Streamline Moderne principles, characterised by strong horizontal lines, softened corners and balanced proportions. The result is a built form that respects the neighbourhood’s heritage and blends seamlessly with its contemporary context.
On the façade, expansive glazing wraps around corners and extends onto balconies, while profiled masonry spandrels offer shade and accentuate the building’s streamlined allure.
At ground level, significant landscaping creates a verdant garden along St Kilda Road. The lobby welcomes residents and visitors with abundant natural light and views of the garden extending to sumptuously appointed resident amenities.

Inside, the building has a unique mix of 2- and 3-bedroom apartments, along with whole-floor residences on the upper levels. The interior design references its context, where Art Deco and Streamline Moderne design principles are interpreted in a contemporary, enduring manner.
Curved polished plaster walls, coffered ceilings and sculptural furniture defines the spaces, with a soft tonal palette enhancing the verdant outlook. Softly curved joinery compliments the softened corners and strong horizontal lines of the building.  This form-making is extended to the design of custom tapware and cabinetry handles.  The restrained tonal palette is elevated with custom-designed parquetry flooring and the movement and character of natural stone joinery.

The base building architecture, by Snøhetta and Hassell, sets the framework for Bates Smart interiors that embody Australian luxury and a deep connection to place. The full experience begins on arrival, with a dramatic transition from porte cochère to a lobby where soaring sandstone walls and filtered sunlight lend a sense of grand occasion and set a tone for the interior spaces that follow.

The intent is to create serene apartments that allow the views to remain the true centrepiece. Across 263 residences — from one-bedroom apartments to expansive sub-penthouses and two-storey penthouses — interiors are defined by restraint and crafted detail. Two palettes draw on Sydney’s natural setting: one featuring green shades, alluding to the harbour foreshore, the other infused with ochre tones referencing local sandstone geology. Sculptural quartzite and marble are focal points in kitchens and bathrooms, their raw beauty refined and controlled.
Bespoke detailing borrows from the tower’s sculpted angularity and façade. Timber flooring echoes its taper, while custom elements extend to handles, drawer pulls, doors and stone-inlaid taps. Overhead kitchen cupboards are mirror etched, recalling the dilly bags woven and used by Gadigal and Wangal woman to fish in the harbour.
Light-filled living spaces extend outdoors to private balconies overlooking the harbour and skyline. Premium resident amenities — lounge, dining, cinema, pool and spa — share the same crafted palette, uniting residences and shared spaces in a cohesive vision of contemporary waterfront living.

<h3>An elegant mix of old and new, the five-star hotel represents a new chapter for a beloved heritage building.</h3>

The Hilton Melbourne Little Queen Street hotel is located within the historically important 1931 Equity Chambers building.
The development comprises 244 hotel rooms, including 10 suites; the Luci Restaurant located within the restored grand hall of the heritage building and opening to an internal courtyard; bar; executive club lounge; guest gym; meeting rooms and pre-function space.
Significant additions include six levels over the existing building and a new 16-level tower to the rear.
Mindful of the heritage character of the site, the new building provides a respectful backdrop and is designed with a calm and ordered facade system that reflects the hotel use of the building. The facade facing Bourke Street is more open and takes advantage of the views and natural light, and as the building rises the glazing increases to maximise the impressive vistas.

The Bourke Street entry is accessed via the heritage building where the hotel bar, The Douglas Club is located. As visitors move through the building, the restored heritage lift, stair, lobby, and grand hall is revealed. The hotel lobby is located on Little Queen Street, enabling valuable activation to a high quality, but underutilised Melbourne laneway.
Benefiting from the level changes of the site, the lobby overlooks the grand double-height space of the restaurant. The lobby is also connected to the restaurant below and to the meeting rooms above, visually and physically via a feature staircase.
This project brings a new chapter to a beloved heritage building and makes a notable contribution to the urban renewal and evolving character of this part of Melbourne’s CBD.

Since it was completed over thirty years ago, 101 Collins has remained an iconic and prestigious office tower in Melbourne.
Bates Smart has carried out significant upgrade works to the commercial building throughout the years to ensure the landmark building retains its leading reputation.
The completed revitalisation has reimagined the entire ground floor experience, leveraging the building&#8217;s existing strengths and enhancing its diverse offerings for the next generation. Upgraded façades on Collins Street and Flinders Lane transform the entrance experience, enhance connection and re-affirm the sophisticated building’s presence on both significant street frontages.
The ground floor evolution respectfully builds on the many unique architectural elements that define 101 Collins, such as the columns and pools, along with the bronze detailing, gold leaf and rich stones, while adding contemporary upgrades that respond to the needs of today and tomorrow.

<h3>The luxury residential tower is uniquely positioned at the intersection of two of Melbourne’s most significant cultural precincts.</h3>

The tower’s strong identity is inspired by the history of Melbourne’s fashion industry, which originated in Flinders Lane in the 1880s. The distinctive pattern across the façade references the warp, weft and layering of woven fabrics, creating a unifying veil across the building and providing apartments with defined windows and framed views.
Expressed as extruded aluminium box sections, the pattern and scale of the emblematic veil creates inside-outside environments in the form of protected balconies and terraces, which to give each apartment privacy and a feeling of home. Powerful and unique, the textured façade reflects 35 Spring Street’s residential occupancy in contrast to the neighbouring commercial office buildings.

Inside, the 241 generously proportioned one, two and three-bedroom apartments feature rich and textural finishes, with highly crafted and bespoke detailing providing an urban sanctuary from the busy city below.
In the lobby, off-form concrete columns line the perimeter and anchor the space, while grillage frames reference the external façade design. An Inge King sculpture, preserved from the building’s previous life, is a heroic centrepiece of the lift lobby.

Occupying a 1,300sqm footprint, the site maintains several street frontages at Spring Street and Throssell lanes. The broadest expanse faces east towards Treasury and Fitzroy Gardens, guaranteeing a lifetime of uninterrupted parkland views.
The 33-storey tower is contextually responsive to the surrounding buildings, while becoming a distinguished landmark on Melbourne’s grandest street. Its elegant stature is expressed as two vertical forms, providing depth and substance with a balanced harmony. The building’s off-white masonry façade panels create a framed gridded appearance that steps back as the building ascends.

The podium of 17 Spring Street features a series of transitional heights and a distinct finer grained welcoming treatment. Entry is deliberately grand, defined by monolithic stone portals and fine metalwork. The ceremonial-like arrival is enhanced by a porte-cochère experience unique to the Melbourne city grid. The stature and personality of the cosmic black marble columns make a monumental statement, while the patterned metalwork of the pressed bronze canopy ceiling adds visual warmth, lustre and materiality complimented by the carefully crafted and uplit sculptural window frames.

Inside, a series of impressive portal frames lined with exquisite marble present a formal invitation into an environment where residents and guests experience serene spaces featuring carefully curated sculpture, decorative objet d’art, contemporary chandeliers and antique hanging tapestries complimented by the finest of bespoke and imported furniture pieces. Refined detailing is displayed throughout the interior and exterior spaces; bespoke tapware, hand crafted door hardware and custom monogramed signage completes the tableau.

The residential building encompasses 73 meticulously appointed two-bedroom, three-bedroom, half-floor and whole-floor apartments. Light-filled apartments with floor-to-ceiling windows and large balconies provide generous natural outdoor extensions to dining and living areas, while providing crossflow ventilation.
A choice of schemes and finishes with materials including natural stone, timber parquet flooring and textured carpets achieve a sense of richness and layering with a carefully considered minimal palette.
Facilities are akin to luxury hotels with exclusive amenities located on level 2 including an extraordinary 25-metre lap pool and gymnasium overlooking Spring Street and the gardens. On level 3, a residents lounge, private dining room, and wine cellar with tasting room opens to a landscaped terrace and barbecue facility for outdoor entertainment completing this residential sanctuary.

Flemington Racecourse is home to Australia’s most renowned horse racing carnival, including the Melbourne Cup, commonly referred to as ‘the race that stops a nation’.
The thoughtful, sweeping and elegant curvilinear design, captures the spirit of the racecourse and provides a unique and immersive, ‘in-the-round’, experience for members.
The new five-level stand occupies nearly the same footprint as the former, but with increased capacity. The 360-degree panorama capitalises on the energy of the race days, with outlooks towards the Racetrack, the Mounting Yard, Members Lawn, Parade Ring, Day Stalls, Betting Ring, and Winning Post.

Thirteen different hospitality venues, including the iconic Roof Garden, provides an unrivalled raceday and events experience.
Celebrating the lineage of The Club Stand was of vital importance and the interior spaces have been imbedded with a sense of history, but at the same time championing the Club’s evolution and future.
A timeless palette has been applied to the interior, but onto this canvas each individual venue has been given a distinct and diverse personality in order to appeal to the varying needs and aspirations of members.

The design of the Mumm Champagne Bar provided a unique opportunity to create the first of its kind in the southern hemisphere.
A remarkable, suspended red ribbon floats over the sculptured bar, weaving its way through the space and acting as both a brand statement and custom light fitting.
The unique carpet was designed using in-house 3D parametric modelling, so that no single pattern repeats. It flows through the space as a dynamic, seemingly everchanging artwork, mirroring the energy and ethos of the Mumm brand.

The 250-room hotel for Vicinity Centres includes an extensive conference centre and substantial food and beverage facilities, including the elegant Altus rooftop lounge, with views across the Dandenong Ranges, and a signature dining restaurant on the ground floor. Our role included the architecture, interior design concept, planning and detailed design of guest rooms for this new 5-star destination away from Melbourne’s CBD.
The building complements the existing adjacent Bates Smart commercial building – Chadstone Office Tower. Both buildings were designed ‘in the round’ – high rise beacons in a low-rise suburban setting. A visual manifestation of the glamorous Chadstone brand, the gently curving and undulating forms, inspired by the billowing folds of hanging fabric, become free-standing sculptural objects in the landscape.

This architectural nod to luxury fashion is further accentuated by the rich lustre of the bronze tinted glass, which catches the light in different ways during the day and imbues the soft building form with an alluring, changing character, making it feel alive, exuberant and responsive to its environment.
The evocative form of the architecture continues inside, with interior accents complementing the glamour of the exterior. Detailing is drawn from fashion, with soft drapes inspired by flowing cocktail dresses and fixtures referencing metal accessories on handbags, shoes and belts.
Hotel Chadstone is the second five-star hotel in Australia to receive a 5-star Green Star Design and As Built rating.

<h3>The luxury residential development built on the site of the former Dallas Brooks Hall offers 245 apartments opposite East Melbourne’s Fitzroy Gardens.</h3>

The design references the site’s history as the headquarters of Freemasons Victoria, and uses stone detailing extensively to provide a sense of craftmanship, quality and refinement. Freemasons Victoria maintains a connection with the development, occupying a purpose-built facility on the corner of Victoria Parade and Eades Street.
Capitalising on the premium position, large terraces provide residents with a tangible connection to the parkland opposite, and define the building’s appearance as a series of floating horizontal planes.

Inside, exceptional residential amenity is more akin to a hotel and includes pool, spa, steam room, gymnasium, yoga room, theatre, private lounges with fireplaces, wine cellar, and a bookable dining room and kitchen.
Creating a sustainable environment for residents was at the forefront of the design, and consideration was given to everything from materials to lighting efficiency.

<h3>The vison for an iconic tropical hotel embodies the rich natural and cultural heritage of Darwin.</h3>

Situated on the waterfront, the hotel makes an important connection between the city and the water, enhancing the precinct and acting as a gateway to the natural wonders of the Northern Territory.
The design began with a study of the geographic story of the site, the historic context and the requirements of the climate. The building’s curved form references the layered histories of the waterfront.
The lower levels are inspired by the nearby rock formations and capture the spirit of the local landscape through the use of natural stone, complemented with lush landscaping and water features. Areas for rest and reflection are aided by verandas and breeze ways which respond to the tropical environment, but also reference the heritage buildings within Darwin. The upper levels of the hotel are inspired by tree canopies. Dark metal and timber screens create dappled patterns of light, but also provide valuable shading for the humid temperature.

Whether arriving by sea or land, varied outlooks and impressive views allows guests to experience and behold the dramatic skies and shifting weather patterns of Darwin. Importantly, the design incorporates a seawall which is designed to protect the hotel from significant weather events and cyclonic wave activity, but that at the same time provides a generous pedestrian path and access to the waterfront for the local community.
By providing a connection to place the hotel allows guests to partake in an atmosphere of tropical luxury. Situated within a garden setting, the restaurant and bar provides patrons with an authentic Northern Territory dining experience. In addition, an iconic rooftop garden provides additional restaurant facilities and can be accessed via a skywalk from Goyder Park. A memorable infinity pool with an unforgettable outlook over the waterfront is also situated on the roof of the hotel. In addition, a diverse range of function and conference facilities provides the people of Darwin with new spaces for events.
