As part of the Parramatta City Council’s $2B redevelopment of a 3ha urban precinct, a Design Excellence Competition sought proposals for a mixed use residential tower.

Against three competing designs, it was Bates Smart’s vision for an iconic and monumental structure showing a clear relationship to the surrounding heritage palette which most impressed the judges.

The vision for the tower is the creation of a structure that simultaneously expresses its residential function and human scale, while achieving the Council’s goal of creating a pre-eminent West Sydney destination. As a vibrant and inclusive space, retail and community uses is also accommodated.

A base scheme with a height of 243m/70 storeys has been developed, alongside a potential enhanced scheme with a maximum height of 300m/90 storeys.

The golden bronze tones of the facade respond to the history and legacy of Parramatta’s sandstone colonial buildings. Environmentally, the horizontal and vertical architectural expression provides passive shading and reduced glazing area for thermal performance. The building is targeting a 5 Star Green Star Design rating.
