Occupying a prominent site in the historical Queen Victoria Market precinct of Melbourne, Iglu Franklin St accommodates 691 students in 5- and 6-bed apartments and studios within a 10-storey podium building and a 25-storey tower. The design response for the site seeks to create a vibrant student community that sets a new benchmark for student accommodation in Melbourne. Students will enjoy accommodation with high levels of residential amenity and access to extensive indoor and outdoor communal facilities.

The building is entered off Franklin St. The ground level facade along Franklin Street varies in depth to respond to the uses within the building. Seating is integrated into the facade along Franklin Street providing a place for residents and visitors to sit. A ground level café integrates large steel framed glazed pivot windows that open towards the street, providing activation along the façade. Ground level sits over a single basement level and accommodates a lobby and reception area, leading to a series of courtyards and a range of communal recreational and study facilities.

The tower and podium buildings are located over ground level and linked by a generous circulation corridor that provides natural ventilation and light into the lift lobbies. A light filled communal study area is located within the link at every level.

Podium and tower floorplates are planned to maximise views, solar access, and natural cross-ventilation. Façade materials and texture reference the historic Queen Victoria Market buildings, providing an architecture that enriches its surroundings and expresses the vitality of student life.
