Bates Smart has designed a new 23-storey student accommodation facility in the Brisbane CBD, in close proximity to the Botanic Gardens and the Queensland University of Technology (QUT) campus. The building comprises a 21-storey rectilinear tower accommodating 414 student beds in 6-bed apartment clusters and studios. The tower form is set back 6m from Mary Street and sits over a two-storey podium, accommodating a range of internal and external communal spaces designed to encourage interaction between students.
The building set a new benchmark for student accommodation in Brisbane. Students enjoy accommodation with high levels of residential amenity and access to extensive communal facilities set within a sub-tropical garden. Pattern, texture and colour provide an animated architecture that enriches its surroundings and expresses the vitality of student life.
The entry off Mary Street opens into a large open-plan lobby space accommodating a student lounge, study areas and reception. Within the lobby a generous double-height space opens out to a lush, vertical sub-tropical garden. An open stair connects the Ground Level with Level 1. Service spaces, plant and bike store are located at the rear of the site, so as to maximise the active frontage to Mary Street.
Level 1 accommodates a series of internal and external communal spaces and the large double-height void. A deep covered outdoor terrace with barbeque facilities overlooks Mary Street. A range of internal communal facilities are organised off a central circulation spine. All spaces open out onto sub-tropical gardens and courtyards that frame the site.
